🪜 Step-by-Step Guide
Follow each step in order. Do not skip steps — the sequence matters.
From an old Fard, sale deed or registry, note the mauza, Khewat, Khatooni and Khasra numbers. These identify the plot in the revenue records.
Go to the Arazi Record Centre serving your tehsil with your original CNIC. Take a token and wait for the counter. Ask a staff member if you are unsure which counter to use.
Pro Tip: Go early in the day. Counters are busiest after 11 AM and on Mondays.
Give the operator the land details. Check the owner name, share and area on the screen before it is printed. Mention any mistake immediately.
Pay the official fee and keep the receipt. The Fard is printed with a QR code and verification details.
Scan the QR code or use the verification service of the Punjab Land Records Authority to confirm that the printed Fard matches the record. Always verify before paying a seller any amount.
If the record shows the wrong owner, wrong share or wrong area, start the correction process (intiqal or correction application) through the Patwari or Revenue Officer, supported by documents.
⚠️ Common Mistakes to Avoid
These are the most frequent reasons people waste a whole trip to the government office.
Buying land on the basis of a photocopy of a Fard
Always get a fresh Fard and verify its QR code.
Skipping the check of share and total area
Confirm the owner has the right to sell the area you are buying, and that the land is not under mortgage or dispute.
Paying brokers to get a Fard
The process is simple and the fee is official. Visit the centre yourself or use the official portal.
Ignoring Intiqal pending status
A pending mutation means the record may soon change. Ask for the latest status before you proceed.
